Available from early September will be a reasonable sized room with a 3/4 bed in fully furnished semi detached house on a new development at Fairleigh (S2), sharing with one 25 year old professional male.
I have lived here for three years, and will be moving to work in Ipswich. The house will be shared with my current lodger, who is a quiet 25 year old non smoker and away for most weekends.
The house itself comprises entrance hall, which leads into a living room with wooden floor, leather suite, television, and video / dvd cabinet. Off this room are patio doors onto a decked area and pebbled rear "garden" area.
Also on the ground floor is a WC, and kitchen / diner with chairs, table, washing machine, dishwasher, large fridge freezer, stainless steel sink, and gas cooker with oven.
Upstairs are three bedrooms - one occupied, one used for storage, and one currently vacant. The vacant room on offer has a 3/4 size bed, wardrobe, drawers, and bedside table. It is carpetted.
Also upstairs is an airing cupboard, and a bathroom with WC, sink, bath, electric power shower, and cabinet.
The house is central heated (gas) and double glazed througout. It also benefits from off road parking.
It is in a superb location, within easy walking distance of a tram stop for easy acess to the city centre. Meadowhall is a short drive away, as is the M1 and a 24 hour Asda.
The rent is a reasonable £300 per calendar month, you will be responsible for sharing utility bills with the existing tenant and you will also be responsible for your own council tax.
If required, a cleaning service can be provided at £15 per week for the entire property.
