Hello,
This room is available in a 3 storey house which is in a location that is pretty close to Brixton tube and overground (5mins from overground, 6 mins to tube). I have found the transport side of things to be really good because when the Victoria Line is down the overground to Brixton is even closer than the tube station and Stockwell station is 15 minutes walk away (and even less if you take a bus). There is also Loughborough Junction station which is 5 minutes walk away.
The rent is £507 per month (with bills it comes to about £585). The room available is large, definitely bigger than your average double room in London. Apart from the three bedrooms in the house there is a bathroom with toilet and shower/bath, a downstairs toilet, a lounge, a large kitchen and a garden.
My two housemates are easy going males aged 23 and 24 called Rob and Jason. Jason is a cycling instructor who is into Rock/Punk music and Rob is a freelance graphics designer / animator who has an eclectic music taste and is quite a film fan too. Both housemates play guitar occasionally.
With regards to smoking there is no smoking in the communal indoors areas of the house but in your own room it is permitted. One of my housemates does smoke very occasionally in his own room or more typically in the garden.
The current lease runs until March 6th 2010 but we're all happy with the property so it's likely that they will stay on past that date, but of course anything can happen. The landlord who owns this place is the best landlord I have had in London (out of 3) but the property is estate agent managed. We don't have much dealings with them though.
There is a fee to transfer your name onto the lease and the estate agents will want to do all the full credit checks but I will be covering the (extortionate) admin costs from them. For this reason I would be grateful to only hear from anyone who is serious about this property and who will pass the checks.
The reason I am moving out is that two of my good friends from uni are coming to London and I want to live with them, hence the need to move out early. I am planning to stay in Brixton when I move because I like the fact that the area almost feels like its own town separate from London and because it has good transport links.
I am moving out on Saturday 12th December so would like to get someone in for as soon after that as possible. If you take the room then you would be bound to the house until 6th March 2010 because you will have been transferred onto the tenancy agreement.
