Our flat is centrally located. It is on the Broughton Street (EH1). 2 minutes' walk from OMNI Centre, 5 minutes' walk from Princes Mall/ Princes Street, 10 minutes' walk from Royal Mile. There's tonnes of amenities around (loads of pubs/ clubs/ restaurants), and it's approx 7 minutes walk to the Tesco Flagship and a library.
Two good sized double rooms are available to let from 1st May. Each bedroom has one double bed, a wardbrobe, a chest of drawers etc.
The living room is spacious with a dining area, a 3 seater leather sofa & two leather armchairs plus TV ;-)
Large fully fitted kitchen with big fridge/freezer and hobs/oven/grill, microwave oven, washing machine etc;
Separated shower room and toilet;
Gas Central Heating;
Nice private landlord.
Since my current flatmates are moving out end April, while I am happy to extend the lease, I am looking for new flatmates to take two of the three rooms. Professionals preferred, students are also welcome as long as you will share the council tax.

Single: £280 + council tax(total £1550/yr) + bills
Couple: £330 + council tax(total £1550/yr) + bills
Bigger room:
Single: £290 + council tax(total £1550/yr) + bills
Couple: £350 + council tax(total £1550/yr) + bills
Option 2 (recommended):
Smaller room:
Single: £370 including council tax and all shared bills (electricity, gas, wireless internet, telephone rental, TV licence)
Couple: £420 including council tax and all shared bills (electricity, gas, wireless internet, telephone rental, TV licence)
Bigger room:
Single: £380 including council tax and all shared bills (electricity, gas, wireless internet, telephone rental, TV licence)
Couple: £440 including council tax and all shared bills (electricity, gas, wireless internet, telephone rental, TV licence)

Length of the lease is 6 months (can be extended). One month rental and a deposit is required on taking the room(s).
